  • A Happy Ending! B & A Tour, This home was in dire need of some help before putting it on the market. Too much furniture, clutter, and lack of style, would have surely had buyers running, plus you can't imagine the cat hair! It really didn't take much to make this home more appealing. It can sometimes be challenging to have to work with what the sellers already have, unlike my previous post of a vacant home, but there are always ways to make a positive improvement with what you already own. I share these photos to help those of you who may be selling your home or those of you who just want to be able to view your own home from a redesign stand point. You'll see that while some furnishings brought in out of necessity, much of this home's content was already there-we played a lot of musical furniture! By rearranging much of what they already had, and eliminating some of the furnishings, it made a world of difference. The back sunroom area was an eyesore before, filled with junk, it became the selling feature, and now the homeowners favorite place to hang out. When you live in sunny San Diego you can have a great space like this to virtually enjoy year round and put real furniture in it-we just used pieces they had in other areas of the house. We are all thrilled to say it sold in two days and it even make it to the open house. So if you're selling, a little staging goes a long way, and for everyday living it helps to see potential in the things you already own. Go forth and redesign!   • UPDATE: A "new direction" with a Board and Batten Family Room , We just finished giving our family room a much needed makeover! The style - Board and Batten. It was a lot of work, we did all of it ourselves, but completely worth it! This room went from a space that I did not like to be in that felt disjointed from the rest of the house, to a space that I could easily spend all day in! I added cardinal points onto our ceiling for a new look! The room now has a slightly nautical feel that we love!

  • It's a Grand Old World, This is the center of our home.  We have updated the cabinets to match the same ones in the kitchen.  We had a custom stone fireplace mantal brought in.   • Tiny Firehouse Condo, I live in a restored firehouse in Boston.  My space is 300sqft!!  I hope you like my space saving place and I would love ideas how to make more space.   • My first home on my own..., Pictures of my "den" and living room space.The den is very small and cozy with a deep yellow red and black color sceme. The couch in the den is french country style. I just fell in love with it from Haverty's.  The living room space is a place to have quest. It is informal with cranberry red couch chair and ottoman. The black shelves are from  Ballard design.   • Vintage Cottage kitchen, This kitchen used to be dark cherry cabinets UGH!  It was so dreary in here and it made me depressed to cook in it.  There is no window so that didn't help either.   • The $200.00 kitchen dining area., I created this dining room off my kitchen for a total of $200.00. This includes everything you see in the room except the 3 framed pictures which were a gift from my father. I purchase most items from the Salvation Army and Habitat for humanity thrift stores. The fake fireplace was purchased for 18.00, painted white and a mirror installed in the back. The kitchen table was purchased as it is for 23.00. I did not have to do anything to it as it is old and looks naturally distressed. The chairs were purchased for 15.00 each and painted white, then recovered. , Dining Rooms Design

  • New Changes to my Family Room, Fireplace was once natural brick with a big hunk of "rustic" wood for a mantel.  My husband is a contractor, and built this new mantel.  I set the travertine tile, and painted the brick in Ben Moore "Spanish Brown"  The fireplace is quite dramatic in person, and nothing else in the room comes close as a focal point.   • HGTV RMS Inspiration Room - my new kitchen photos, My kitchen is one of the inspiration rooms on episode #208 of the Rate My Space Show. Thank you Angelo, Jillian and HGTV for choosing my kitchen as an inspiration room. It was quite an honor and a lot of fun being on the show. I renovated my kitchen a couple of years ago. We went from an outdated 1980's kitchen to this. The original kitchen had pickled oak cabinets with white formica countertops. I wish I had taken a "before" picture to show you.   • Logan Square 2 Unit Remodel , This property I just finished up in Chicago's Logan Square. It's set on an oversized lot. I started with fixing the siding and then ripping down the siding and then redoing the porch, building the landscaping wall. adding accent lighting etc... 

This is setup for a multi-unit dwelling, but i designed the layout, so that you could simply take out the right had door and open up the wall to be a single family home.

  • My lil' DIY before & after, I just love my 2 new spaces. Not only a new 4 season room/porch, but a new outdoor room too. Life partner, myself, and special friend did all the work. Thank you Ray & Mike! ..also Thanks Menards, Home Depot, Lowes & Walmart - Sears for year free interest !
I estimate all of this was around $6,000- by doing it ourselves, including plants, furniture, hot tub, carpet & 2 fireplaces. Ice storm gave me a more energy efficient 2011 hot tub. Spent alot of time researching prices,sales, clearance & rebates.
